Our cases
Case study 1 | An owner living abroad
Mr. Jan, a 67-year-old resident abroad, has no plans to return to Poland. He inherited an apartment in Pruszków but does not want to manage the rental remotely or use a property management company. He wishes to sell the apartment without the need to travel to Poland.
Our solution
Case study 2 | The tenants accumulated debt on the property.
The siblings inherited an apartment from their mother. Despite having no experience, they decided to rent it out on their own. Unfortunately, the tenants turned out to be dishonest – they accumulated debt on the property, stole the furnishings, and fled the apartment. The siblings lacked the funds to cover the debt, carry out repairs, and refurnish the apartment.
Our solution
Case study 3 | The apartment has been vacant for 7 years.
A single woman, with no children, husband, or siblings, passed away in her apartment. The police had to force open the door, and the property was secured with police seals. For seven years, the apartment remained vacant, and the debt continued to accumulate.
The apartment was inherited by the descendants of her parents’ siblings. However, that generation had emigrated to the United States before the First and Second World Wars, leaving the heirs unaware of the inheritance. The housing association was also unaware of their existence.
Our solution
Case study 4 | Land cultivated illegally
A single man, the owner of a farm, fell into alcoholism and passed away. He had no wife, children, or siblings. The farm was inherited by the children of his parents’ siblings, but they had no contact with him and were unaware of the inheritance. During this time, one of the neighbors took advantage of the situation and began cultivating the land without a formal lease agreement.

Our solution
First, our open-source intelligence specialist located the apartment owner residing abroad. We contacted him, and subsequently, our company completed the purchase of the property. Most importantly, the owner did not have to travel to Poland, as all the legal formalities were handled by our legal advisor.

Unfortunately, the tenants turned out to be dishonest – they accumulated debt on the property, stole the furnishings, and fled the apartment. Our solution
We successfully took over the financial obligations of the apartment owners, offering to pay off the debt. The owners did not have to invest their own time or resources, as our company managed the entire process. Moreover, the siblings received a substantial amount thanks to our attractive property buyout offer.

Our solution
Our specialists in locating individuals successfully identified heirs residing in the USA within just a few weeks. Despite the large number of heirs, which may prolong the process, the apartment will not be transferred to the municipality but will remain within the family of the deceased owner.

We locate the heirs and take action to regain possession of the land. In such cases, we act swiftly to prevent the property from being claimed through adverse possession.
